In choosing Woodgate, you have joined a beautiful, thriving community of 277 homes that has been in existence since 1983. Back then, the developer of the Woodgate Subdivision established a set of Covenants, Conditions, and Restrictions - also known as (CC&R) - to insure the perpetual integrity and beauty of the neighborhood.
The following year, the residents of Woodgate formed the Woodgate Neighborhood Association, Inc., a Texas Non-Profit Corporation. The Purpose, as stated in the Articles of Incorporation included:

"To promote the health, safety, and welfare of the homeowners and residents of the Woodgate Community."

"To provide a means to enforce all covenants and restrictions affecting property in Woodgate which are of record."
Also in 1984, the developer assigned management of the CC&R, and its vital Architectural Committee to the Woodgate Neighborhood Association, Inc.

Regarding the Deed Restrictions (CC&R):
The established a set of Covenants, Conditions, and Restrictions are mandatory and apply to each of the 277 homes within the Woodgate subdivision regardless of WNA membership status.
Regarding Association Membership:
​Membership in the Woodgate Neighborhood Association (WNA) is automatic for each resident who chooses to join and pays the yearly dues. Paid Membership in WNA is OPTIONAL and not a requirement for home ownership in the subdivision. Paying the yearly dues is highly encouraged.

​Each lot in the subdivision is subject to a web of overlapping restrictions and agreements. The restrictions (i) do not depend on the consent of the present owner of the restricted property, (ii) cannot be avoided or modified by the present owner in the normal course of things and (iii) can be enforced against the present owner by the appropriate party whether or not the owner agrees with the restrictions, or even knows about them.
These non-consensual restrictions come from three sources: (i) the Woodgate Declarations (CC&R) which are filed of record in Denton County, (ii) the plat of the Woodgate subdivision which was approved by the City of Carrollton and filed of record in Denton County, and (iii) the City of Carrollton zoning restrictions, building codes and other governmental regulations which apply to the property.
Further, the Declarations run with the land and are binding upon all successors in title to the lots in the community. These restrictions are mandatory, and each owner is bound by them simply by accepting title to a lot in the subdivision.

Annual Assessment For Dues Paying Members
Each Woodgate residence is invoiced a nominal $75.00 (current amount) annual dues assessment to pay for the expenses of the association. Note that membership in WNA is OPTIONAL. From the WNA, Inc. Bylaws:

Membership

Section Three: Full standing membership in the WNA requires that members must be current in
their dues and, are in compliance with CC&R and Bylaws provisions. Members in full standing
shall have voting privileges; one vote per household. They are eligible to serve on committees,
serve as block captains and are eligible for elected WNA board positions.
A member not in full standing means there is one or more issues of noncompliance or violation
of CC&R, Bylaws or nonpayment of WNA dues. Members not in full standing will not be able to
vote or hold elected office or serve as a block captain or serve on a committee.

Books and Records for Members
​Proprietary Information, including financials are available to Woodgate Neighborhood Association, Inc. members who are current in their annual dues.

Books and Records

​Section One: The Association shall keep correct and complete books and records of the
accounts and shall keep minutes of the proceedings of the meetings held by members and the
Board of Directors and shall keep a record giving names and addresses of the members entitled
to vote. These books and records shall be maintained by the Secretary or appropriate Board
member. All books and records of WNA may be inspected at any time by any member, current
in their dues for any reasonable purpose.
